The Building Maintenance Worker is responsible for performing routine and emergency maintenance tasks to ensure the safety, functionality, and appearance of a building. This role involves handling repairs, performing preventive maintenance, and addressing maintenance issues to ensure a safe and comfortable environment for occupants.

Key Responsibilities:
- Routine Maintenance:
- Perform routine inspections and maintenance of building systems, including HVAC, plumbing, electrical, and structural systems.
- Conduct regular cleaning and upkeep of common areas, including hallways, lobbies, and exterior spaces.
- Replace or repair light bulbs, batteries, and filters as needed.
- Repairs:
- Address and repair issues such as leaks, electrical malfunctions, and broken fixtures.
- Patch and paint walls, repair floors, and fix doors and windows.
- Conduct minor carpentry, plumbing, and electrical work as required.
- Preventive Maintenance:
- Implement and follow a preventive maintenance schedule to reduce the risk of breakdowns and extend the lifespan of building systems.
- Monitor and maintain inventory of maintenance supplies and tools.
- Document maintenance activities and report on the status of ongoing issues.
- Emergency Response:
- Respond to emergency maintenance requests, including after-hours situations, to address urgent issues and minimize damage or disruption.
- Assist with snow removal, emergency repairs, and other urgent tasks as needed.
- Safety and Compliance:
- Ensure that all maintenance activities comply with relevant safety regulations and standards.
- Use and store tools and equipment safely, and adhere to proper procedures for handling hazardous materials.
- Report safety hazards and ensure that all repairs meet code requirements.
- Customer Service:
- Communicate effectively with building occupants, addressing their maintenance concerns and providing timely resolutions.
- Provide a high level of customer service and maintain a professional demeanor while interacting with tenants or clients.
- Team Collaboration:
- Work collaboratively with other maintenance staff, contractors, and management to complete projects and resolve issues.
- Assist in training new maintenance staff and sharing best practices.
Tasks
- Make adjustments and minor repairs to heating, cooling, ventilation, plumbing and electrical systems, and contact tradespersons for major repairs
- Perform minor repairs on appliances
- Supervise other workers
- Move heavy furniture, equipment and supplies
- Perform other routine maintenance jobs such as painting and drywall repair

Qualifications:
- Education: High school diploma or equivalent required; vocational training or certification in building maintenance or a related field is a plus.
- Experience: Previous experience in building maintenance, facilities management, or a related trade is preferred.
- Skills:
- Basic knowledge of building systems, including HVAC, plumbing, electrical, and structural components.
- Ability to perform a variety of maintenance tasks, including minor repairs and preventive maintenance.
- Strong problem-solving skills and attention to detail.
- Good communication and interpersonal skills.
- Physical stamina and the ability to lift heavy objects and perform manual tasks.
- Certifications: Relevant certifications, such as EPA certifications or plumbing and electrical licenses, may be advantageous.
Working Conditions:
- Work is performed in and around the building, which may include exposure to various weather conditions, noise, and cleaning chemicals.
- Physical demands include standing, walking, lifting, climbing ladders, and using tools and equipment.
- May involve irregular hours, including evenings, weekends, and on-call availability for emergency situations.
